Snowmass Village Condominium Market from 2022-2024

Just like Snowmass Ski area has terrain for the novice to the extreme expert, its real estate market does too. The new development in Base Village continues to be a rising tide for all Snowmass condominiums. Plus, with our additional inventory, Snowmass has a wider range of options to satisfy every buyer.

 

Snowmass Condo/Townhome Sales-2022 to 2024

Snowmass sold condos/townhome 22-24

The graph above shows the number of condo/townhome sales in Snowmass Village from 2022-2024. The gray columns show the total number of condo/townhome sales each year. The black line reflects the sales of the established or “Built Inventory” (not New Development) and the red line reflects New Development sales in Base Village. 2022 shows how a “normal” market acts since COVID-19’s impact. Even though the number of overall sales increased every year, 2023 saw a decrease in Built Inventory. In 2024, the number of sales of Built Inventory was slightly higher than 2022 at 121 units sold. As of April 1, 2025 Snowmass Village sold 29 condominiums. At this pace, 2025 will have a total of 120 condos/townhomes sold since there will not be New Development to inflate the figure.

 

Median Sale Prices-2022 to 2024 Median Sale Prices for Snowmass Condos 22-24

The second graph reflects the median sale price for condos/townhomes for Snowmass in the same period. Again, 2022 was a “normal” year without the influence of sold New Development. Built Inventory has increased over $200,000 in median sale price since 2022. The New Development sales increased the median sale price by almost $1 million in twelve months. Since there are no New Development projects closing this year, Snowmass could see a negative impact the median sale price in 2025. As of April 1, 2025, the median sale price is $2,150,000.

 

Diverse Offerings for Snowmass Condo Buyers

 

Snowmass buyers have a wide variety of prices to choose from that are in the same vicinity with similar ski access.  As of April 1, 2025, there are 12 studio/one-bedroom active listings with a median list price per square foot of $2,132 in Snowmass Village. Eight listings are in Base Village and have a median price per square foot of $2,417. The other 4 studio/1-bedroom listings have a median price of $1,105/square foot and are located with ski access to Base Village area. The pricing advantage of the overall Snowmass market is even better when compared to Aspen. As of April 1, Aspen has 13 Active studios/1-bedroom listings with a median price per square foot of $3,198!
