The “interesting” real estate market continues in Snowmass Village. There are 24 active single-family listings (4 of those are under contract) in Snowmass Village as of April 1, 2023 and they have a median price of $8,972,000. The 7 single-family homes that sold between January 1-April 1, 2023 have a median price of $4,900,000. There are 10 homes listed for sale above $10 million, and only one home that sold over $10 million since January 1st. Sellers continue to ask for a premium on properties and are willing to wait for the right price.
In regard to Ridge Run Subdivision as of April 1, there are 5 active single-family listings and 2 under contract. There has been 1 sale in the past six months which sold for $5,800,000 (83% of asking price). The 2 properties under contract have a median asking price of $5,347,000, and are scheduled to close in mid-April and mid-May.
